1. How many times will my nightly rate change this year?
Every night. The engine was built by our co-founder — a Penn-trained engineer — and it’s the same one that prices the free estimate on this site.
2. What happens to the empty nights between bookings?
We price and package them deliberately — shorter minimums, targeted rates — so gap nights get booked instead of written off.
3. What’s your plan for my January?
Monthly stays. We run an extended-stay channel, so a winter calendar isn’t left dark — it’s offered to a different kind of tenant.
4. How many listings do you price against — and can I see the data?
1,541 active listings across 13 Nova Scotia markets — and yes, the data is published on our market pages, updated monthly.
5. Where do your homes land among their neighbours?
Our published case files show each home against the real earners around it, dated. Ask anyone else the same question.
6. When does your fee start, and what does leaving cost?
Nothing until your first guest checks in. 20% flat, year-to-year — all published above, nothing custom.

That buys nightly repricing against the live corpus, a 24/7 guest desk, inspected turnovers, compliance handling, and a monthly statement — at zero owner-hours. How much does short-term rental management cost in Halifax?

Is there a setup or onboarding fee?
Your management fee starts with your first guest’s check-in — not when you sign. Onboarding is real work (photography, staging, listing build, compliance), and we scope it with you upfront before you commit.
How long is the contract?
Agreements are year-to-year, renewed on results. This is a partnership both sides invest in — you furnish the home, we build its market position — and the record shows it: since 2016 we’ve never lost a listing to another manager.
What does a property manager actually do for a short-term rental?
Everything between your deed and your statement: nightly pricing against tracked comparables, guest communication from inquiry to review, turnover scheduling and inspection, maintenance coordination, registration and levy compliance, and a monthly owner statement. Under full management we run all of it; under co-hosting you keep cleaning and maintenance.
Do you only list on Airbnb?
No — properties run on Airbnb, Vrbo, and Booking.com plus our direct-booking channel, priced consistently across all of them.
Can I still use the property myself?
Yes. You keep personal-use weeks and block them on your own calendar; we coordinate bookings around them.
